Represented both seller and buyer (off-market). Negotiated a fully non-contingent initial offer with an early release of the buyer's EMD for the seller to use as a deposit on their 1031 Exchange ‘upleg’.  Later closed the ‘upleg’ property for the sellers doubling their net cashflow.
